₹50 per sq ft per month sounds like a magic number when you’re budgeting for office space in Bangalore. It’s low enough to feel affordable, high enough to sound “proper” — not a shared desk, not a dodgy basement. But what does it actually buy you in a city where rents range from ₹40 to ₹250+ per sq ft depending on the block you’re standing on?
We pulled listings across eight corridors — from the startup density of Koramangala to the value belt of Electronic City — to see what ₹50/sq ft (bare shell, give or take) really means on the ground in 2026. Some of it will surprise you.
Quick refresher: what “₹50/sq ft” actually includes
Before the comparison, one clarification that trips up almost every first-time office hunter: ₹50/sq ft is a bare/warm shell lease rate — you’re paying for the floor plate, HVAC stub-ins, and basic electrical. It does not include fit-out. Budget an additional ₹1,800–₹2,800/sq ft as a one-time cost to make the space usable — flooring, partitions, cabling, furniture. A 2,000 sq ft office at ₹50/sq ft rent will still need roughly ₹36–56 lakh in fit-out capex before anyone sits down.
With that baseline set, here’s what ₹50/sq ft buys across the city.
1. Electronic City — the ₹50/sq ft sweet spot
Electronic City is the one corridor where ₹50/sq ft isn’t a stretch — it’s close to the middle of the range (₹45–90/sq ft). Here it typically gets you a full, unbroken Grade B/B+ floor plate in an established IT park, usually 5,000–15,000 sq ft, with covered parking ratios that are hard to find anywhere else in the city. The trade-off is commute: this is the corridor to pick if your team lives on the south side, not if you need a central, client-facing address.
2. HSR Layout — the value alternative to Koramangala
In HSR Layout (₹55–110/sq ft), ₹50/sq ft sits right at or just under the floor of the range — meaning you’re usually looking at an upper-floor unit in a mixed-use building rather than a dedicated commercial tower, or a slightly dated fit-out. What you get in return is proximity to Koramangala’s startup and talent ecosystem at a meaningfully lower entry price, which is why HSR remains the go-to for early-stage teams that have outgrown coworking but aren’t ready for premium rent.
3. Whitefield — outer zones only
Whitefield as a whole runs ₹65–140/sq ft bare shell, so ₹50/sq ft is below the published range — realistically achievable only in the outer stretches near ITPL’s periphery, in older B-grade stock, or through hard negotiation on a large, long-term commitment (10,000+ sq ft, 5-year lock-in). Landlords in the core Brookefield and ITPL nodes won’t move that low; this is a “know exactly which building” corridor rather than a browse-and-find one.
4. Koramangala — coworking territory, not lease territory
Koramangala runs ₹60–120/sq ft, so ₹50/sq ft essentially doesn’t exist as a bare-shell lease here. If your budget caps at that number, the realistic play in this corridor is a managed or coworking desk instead of a leased floor — you’ll get the address and the ecosystem without chasing a rate the market won’t offer.
5. Hebbal / North Bangalore — split market
Hebbal spans a wide ₹60–150/sq ft band because it mixes brand-new Grade A towers with older stock near the airport corridor. ₹50/sq ft is below the range but not by much — worth a serious look at pre-2020 buildings slightly off the main road, especially if 25–30 minute airport access matters more to you than a fresh facade.
6. Outer Ring Road (ORR) — only at the fringes
ORR (₹70–150/sq ft) is Bangalore’s highest-absorption enterprise corridor, and ₹50/sq ft won’t get a foothold near the Marathahalli-to-Sarjapur core. It’s realistic only toward the outer fringes of the stretch, in smaller floor plates, and usually with a wait for the right vacancy rather than an instant match.
7. MG Road / Central Business District — not on this budget
MG Road runs ₹90–160/sq ft. There is no ₹50/sq ft bare-shell inventory here — full stop. If a central, prestige address is non-negotiable for client meetings, the budget conversation needs to shift to managed office pricing (per-seat) rather than a leased floor at this rate.
8. Sarjapur Road — the emerging value play
Sarjapur Road doesn’t have a single published range as tight as the corridors above, but it’s increasingly treated as ORR’s more affordable extension. ₹50/sq ft here typically lands you a mid-floor unit in a newer, smaller commercial building — less polished than Whitefield’s flagship towers, but with real upside as ORR’s spillover demand pushes north.
What the comparison actually tells you
Line up all eight and a pattern emerges: ₹50/sq ft is a below-market rate in five of Bangalore’s eight major corridors, market-rate in two, and above-market in one (Electronic City). If a broker quotes you ₹50/sq ft in Koramangala or MG Road without caveats, that’s the moment to ask harder questions — about grade, floor, furnishing, or whether it’s actually a per-seat managed rate mislabeled as per-sq-ft.

Before you sign anything at ₹50/sq ft
A rate that looks cheap on paper can get expensive fast once fit-out, escalation, and deposit terms are factored in. A few checks worth running before you commit:
- Confirm whether the quote is built-up or carpet area — the difference can be 25–30%, which quietly changes your real cost per usable sq ft.
- Ask for the escalation clause upfront; 5–10% annual increases are standard, but the base year and compounding method matter.
- Check deposit terms — typically 6–10 months — since that’s a large chunk of capital locked up regardless of the headline rent.
- Get the fit-out allowance or rent-free period in writing if you’re signing a longer lock-in.
